Cold weather preparations should be considered for all water service connections. Several backflow devices have been frozen and required heat and additional insulation. This year we have not had the snow fall to help insulate the service box's and it has resulted in the loss of valuable ground temperature. Most of of the service entrances are protected by various means but if you have not taken precautions to increase your insulation you may have a problem in freezing hardware. Parking on street should be avoided by members, visitors and renters. We have experienced occasions during snow and ice when cars are left on the roads with narrow passage for thru traffic or snow clearing. In addition, adjacent driveways are often on the uphill slope creating a dangerous condition for owners sliding into these vehicles. Please advise your guests and renters that in an emergency they park "out of harms way". RRC 12/2011

Architectural Plan Submission, Rules and Regulations are under review for a simplified approach to add to the web site documents folder. ELECTRICAL GENERATOR PROPOSED FOR BOOSTER STATION, The Board approved seeking bids for a power system change that will allow temporary power in the event power is lost to the booster pumps. This will allow the system to maintain pressure and therefore water to several lots being served above the reservoir. This will be completed in the spring and installation could be completed in the summer of 2011. More information will be provided later. Questions can be directed to Dick Carlson.

FIRE ALARM RESPONSE, It was necessary for the local Fire District to respond to the development during January. It was noted that addresses or markings on structures could not be seen. Considering potential snow conditions, please check the placement of addresses or Fire District signs to insure they are high enough to be visible in the event of a fire alarm. It would also be advisable to keep access to your fire hydrants or stand pipes reasonably clear.

WINTERIZE REMINDER, We had frozen and broken pipes in one of our mountain homes that resulted in quite a loss of water and some damage. If you are going to be absent from your home for sometime and rely on your heating system for freezing control you should take additional precautions to insure a power outage will not leave you exposed to freezing conditions and damage. When the power company restores electricity or on occasion tries to maintain failing power a "brown out" can overload appliances, furnaces, etc.. These conditions can put these items out of service and in some circumstances require them to be replaced.

STATEMENT/INVOICE CHANGES, Some members have asked questions about their statements or invoices. All invoices for fees or dues are due the first of the fiscal quarter, IE. July 1, October 1,January 1 or April 1. As you may recall the Board allowed Dues to be paid by quarter in the 2011 fiscal Year for the first time. This was done on a trial basis but also caused some confusion on invoices. If you have questions on your billing details please call or email Dick Carlson.
